We provide all property management functions and customer services from our head office. By centralising this property management function not only can we provide ONE point of contact for you, the customer, but we can also minimise our costs, which means we can pass on these cost savings to you by offering the most competitive rates for property management services in the market.
Lettings are undertaken by our own expert staff “on the ground” to enhance tenant relationships and provide expertise in lettings.
We offer landlords two main packages, however, services can be tailored to the landlords needs:
1. Full Management
Our comprehensive full management package includes the following services:
- Market appraisal and valuation of your property

Complete marketing of your property to include:
- Local Press advertising
- Extensive Web Marketing including Rightmove
- Erection of a “To Let” board
- Distribution to our extensive tenant database
- Accompanied viewings
- Full referencing of all applicants including credit checks
- Preparation of an Assured Shorthold Tenancy Agreement
- Instruction of Energy Performance Certificates, Gas Safety Certificates and Electrical Safety Certificates where required
- Detailed inventory and condition report of your property to include digital photography
- Arrange for meter readings to be taken and utility companies to be informed of new occupants
- Moving the tenant into the property.
- Collection of rent and production of monthly statements and payments to landlord. This is done direct to bank or by cheque if requested.
- Registration of deposit with The Deposit Protection Service (www.depositprotection.com)
- Ongoing communication with tenants in relation to any issues with the property such as day to day maintenance.
- Periodic inspections through the life of the tenancy
- Final inspection to assess condition of property post tenancy and inform utility companies of closing accounts.
- Management of the deposit should any be required for repairs / cleaning post move out.
- Issuing of Legal Notices if ever required

Our service to find a tenant for your property (where you wish to undertake the property management thereafter).

Please note that from this point on, all future rent collection and correspondence regarding maintenance and repairs is done direct between the landlord and tenant.
